Since our previous update on Stella Villa Palai, the project has moved significantly forward.
When we first introduced the development, the site was undergoing land clearing, preparation and construction preliminaries. Today, the first two villas have progressed well into the foundation and structural construction stage, marking an important milestone as the Mediterranean-inspired development begins to take physical form.
Stella Villa Palai is an eight-villa residential development in Palai, Phuket, featuring three-bedroom private pool villas designed around a distinctive Mediterranean architectural concept. Thaim To Build continues to work closely with KZ Architecture & Design, coordinating the transition from architectural vision and engineering drawings into practical construction on site.






From Site Preparation to Structural Construction
Over the past several weeks, the focus has shifted from preparing the site to establishing the main structural foundation of Villa 1 and Villa 2.
The early structural works included excavation and pile cap construction, followed by reinforcement installation for the footings. Reinforcement cages, starter bars and service sleeves were carefully positioned before concrete placement, while sanitary and plumbing pipework was coordinated within the foundation structure.
This stage is particularly important because much of the infrastructure installed beneath the building will eventually become concealed. Coordination between structural and MEP works at this point helps ensure that drainage, plumbing penetrations and service routes are positioned correctly before the structure progresses further.
Ground Floor Structure Beginning to Take Shape
One of the most visible developments from the latest construction period is the installation of precast plank flooring over the foundation structure.
With the foundation, grade beams, plumbing rough-in and precast flooring progressing, the project is beginning to move vertically rather than remaining primarily below ground level.
For the project team, this represents an important transition.
What began several months ago as cleared land and construction planning is now becoming the physical structure of Stella Villa.
Foundation Walls, Columns and Grade Beams
Following the footing works, construction moved into the next structural sequence with foundation walls, column pedestals and grade beams.
During early September, the team completed further excavation and foundation preparation while progressing the reinforced concrete foundation walls. Column pedestal formwork and concrete pouring were carried out, followed by the application of curing compound after the concrete pours.
Grade beam reinforcement was then installed across the foundation layout, creating the structural connection between the different foundation elements before concrete placement.
As these elements were completed, the footprint and internal organization of the first villas became increasingly visible on site.
Waterproofing and Underground Services
Good construction is not only about what can be seen once a building is finished.
Before areas of the foundation are closed and backfilled, waterproofing and underground services must be properly coordinated and inspected.
During the latest stage of works, waterproofing membrane was installed within the footing areas, while the sanitary and plumbing network continued to be installed through the structure.
Completing these works in the correct sequence reduces the risk of unnecessary modifications later and allows the architectural, structural and building-services systems to progress together.
Maintaining the Mediterranean Design Vision
As construction moves above ground, coordination with the architectural design becomes increasingly important.
The completed Stella Villa concept will feature the Mediterranean-inspired characteristics introduced in our first project update, including clean rendered façades, signature arches, private swimming pools, outdoor living areas and rooftop pergola elements adapted to Phuket’s tropical environment.
The objective is not simply to construct the building according to dimensions on a drawing, but to maintain the proportions, details and overall architectural character envisioned by the design team while ensuring that the project remains practical to build and maintain.
This requires continuous coordination between architectural, structural and MEP disciplines as construction progresses.

Targeting Structural Completion in November 2026
The next major milestone for Villa 1 and Villa 2 is the completion of the main structural works, currently targeted for November 2026.
The coming phase will see the villas develop rapidly above ground as the structural frame progresses through columns, beams, upper-floor construction and roof-level structural works.
Once the main structure is completed, the project will transition increasingly toward:
Masonry and architectural works
MEP first-fix installation
Roofing and waterproofing
Swimming pool construction
Doors and windows
Internal and external finishes
Built-in works and fixtures
External works and landscaping
Testing, inspection and final commissioning
The current programme is working toward handover in May 2027, providing the project team with a clear sequence from structural completion through architectural finishing and final delivery.
Building the First Two Villas Sets the Standard
Villa 1 and Villa 2 represent an important first phase for the wider Stella Villa development.
Beyond constructing the buildings themselves, these first units establish the construction methodology, workmanship standards, coordination procedures and quality benchmarks that can be carried forward into the remaining villas.
As each stage progresses, Thaim To Build continues to coordinate closely with the design team, engineers, suppliers and specialist contractors to maintain construction quality while keeping the project moving according to programme.
The Vision Is Becoming Reality
There is always a significant moment in a construction project when drawings and renderings begin to become something tangible.
For Stella Villa Palai, that transformation is now clearly underway.
From land clearing and site preparation in our previous update to pile caps, reinforced foundations, underground services, grade beams and the beginning of the floor structure today, the project has entered an exciting stage of development.
Over the coming months, the architectural form of the villas will become increasingly visible as the structures rise above the site.
