Our team has started preparing the site by clearing the land, improving working access, and organizing the area before moving into the next stage of construction preliminaries. This project will consist of 8 Mediterranean-style, three-bedroom private pool villas, located only a few minutes from Ruamrudee International School Phuket (RIS Phuket) and Palai Beach. The project has now officially begun with the initial land clearing and site preparation stage underway. Our team has started preparing the site by clearing the land, improving working access, and organizing the area before moving into the next stage of construction preliminaries.

This project will consist of 8 Mediterranean-style, three-bedroom private pool villas, located only a few minutes from Ruamrudee International School Phuket (RIS Phuket) and Palai Beach. The location offers a strong balance between peaceful residential living, family convenience, and convenient access to Chalong and the surrounding Phuket areas.

Working Closely with KZ Architecture & Design

For Stella Villa Palai, Thaim To Build is working closely with KZ Architecture & Design to bring their Mediterranean-inspired villa concept from design into reality.

The wider Stella Matutina Residence in Chalong Palai is presented by KZ Architecture & Design as an 8-villa development with a total site area of 2,772 sq.m., using a unified Mediterranean architectural language across the project.

The design direction combines Mediterranean character with tropical Phuket living, featuring clean rendered façades, arched design elements, terracotta-style roofing, pergola structures, private pool areas, and a strong indoor-outdoor connection.

Our role is to translate this design vision into a practical and well-managed construction process, ensuring that the architectural details, site planning, structural works, MEP systems, and finishing standards are properly coordinated throughout each stage of the project.

By working closely with the design team, our objective is to maintain the original design intent while also managing real-site construction conditions, buildability, quality control, and project delivery.

Project Timeline

The initial construction programme is planned for approximately 10 months for the first two villa units.

This timeline will cover the full construction process, including site preliminaries, foundation works, structural works, architectural works, MEP installation, pool construction, finishing works, inspection, and handover preparation.

The first two units will also help establish the construction workflow, quality standards, procurement coordination, and project management system before progressing further with the remaining villas.

Mediterranean Villa Design in Palai

Stella Villa Palai is designed around a Mediterranean-inspired architectural language adapted for Phuket’s tropical environment.

Each villa is planned as a comfortable three-bedroom private pool villa, with open-plan living areas, functional bedroom layouts, private outdoor spaces, and pool-focused lifestyle areas.

KZ Architecture & Design’s Stella Villa concept highlights efficient villa planning, indoor-outdoor integration, pool access from the main living areas, white rendered façades, signature arched openings, black steel frame details, and rooftop pergola elements.

Through close coordination with KZ Architecture & Design, Thaim To Build will help ensure that each villa is delivered with attention to detail, construction practicality, and long-term usability.

Palai continues to be one of Phuket’s attractive residential areas, offering a quieter local environment while still providing convenient access to schools, beaches, restaurants, fitness facilities, and Chalong.

Current Site Progress

The first stage of the project is focused on preparing the land for safe and efficient construction operations. Heavy machinery has been brought onto site to assist with land clearing, grading, and opening up the working area.

This stage is essential before the main construction works begin. A properly prepared site helps support smoother material delivery, better site logistics, safer movement for workers and machinery, and clearer coordination between the construction team, consultants, suppliers, and subcontractors.

From the current progress, the site is now being transformed from raw land into a workable construction area ready for the next phase of development.

Following the land clearing works, the next stage will be the setup of key construction preliminaries. These works will include:

Site perimeter fencing and access control
Staff amenities and welfare facilities
Temporary site office setup
Material storage and logistics planning
Basic site safety preparation
Temporary working areas for the construction team
