Patong Hotel Roof Renovation (Nanai Soi 2) — Zero-Downtime Execution
Project owner: Newly acquired boutique hotel (Patong, Phuket)
Contractor: Thaim To Build
Scope: Full roof strip-and-rebuild with structural reinforcement, thermal/acoustic upgrade, and oversized drainage
Executive Summary
We delivered a turnkey roof renovation in the heart of Patong’s Nanai Soi 2 with zero interior water ingress and no business interruption. Our team sequenced demolition section-by-section, immediately covering each live area with canvas tarpaulins to mitigate rain risk. We rebuilt the roof on reinforced galvanized anti-rust beams and purlins, then installed a high-performance layered system—PE foam, OSB board, asphalt sheet, waterproof membrane, and asphalt shingles—and finished with oversized gutters per the client’s request. Outcome: a cooler, quieter, leak-free property with extended service life.

Project Snapshot
Location: Nanai Soi 2, Patong, Phuket
Building Type: Multi-storey hotel, operating during works
Deliverables: Structural upgrade, roof build-up, waterproofing, thermal/acoustic improvement, drainage upsize
HSE & QA: Rain contingency, daily checklists, photo logs, water testing before handover
Stakeholder Comms: English/Thai daily updates; issue logs closed out same day

Methodology & Risk Controls
Phased Demolition: Carefully removed legacy roofing in small zones to keep the hotel watertight at all times.
Live-Area Protection: Immediate canvas/tarpaulin cover-ups and sealed laps to prevent rain penetration.
Structural Reinforcement: Installed galvanized anti-corrosion beams and purlins to current best practice.
Precision Build-Up:
PE foam for thermal and acoustic comfort
OSB board for a rigid, even substrate
Asphalt sheet and waterproof membrane for redundancy
Asphalt shingles for durability and aesthetics
Drainage Optimization: Large-capacity gutters and downpipes to manage Patong’s heavy storm events.
Quality Assurance: Fastener schedules, membrane overlap checks, line-and-level verification, and controlled water tests.

Materials & Systems (Key Highlights)
Structure: Hot-dip galvanized steel beams & purlins (anti-rust; low maintenance)
Insulation: Closed-cell PE foam to cut heat gain and reduce rain noise
Deck/Substrate: OSB board for uniform load distribution and shingle performance
